As Real Estate Counselors it is very important to determine your needs, wants and capabilities so that we may assist you in the purchase, sale or exchange of your property. This counseling is essential in getting you to where you want to be in your investment journey. For Example: If I do not know that you are in trouble and need to sell in 30 days, there is no way we can get top dollar and get you out of trouble in 30 days. Your investment, "is what it is", so tell me. Each situation is different and each property is different. The only thing you have to exchange is your equity. The debt is your obligation also and must be dealt with. Consider if you need to exchange your raw land! Raw land is probably the hardest to exchange because raw land requires an expenditure for taxes and there must be a benefit to the acquiring party to complete the exchange. Exchanging is all about benefits received and given. There are a host of ways to complete and exchange and you must be flexible and be able "Think Out of the Box". I need to know your motivations like 1 to 10, ten being the strongest, and your reasons for the exchange. I need to know what you will do with the money, because you may not need cash. I need to know how much and who you owe and if you are about to go into foreclosure or bankruptcy. I need to know if you can even try an exchange! Because of debt and little equity, you may not even be able to exchange. I need to know, if you can finance the sale for someone.
